Real Estate Controller Specialist – Real Estate GOE COE

Responsible and accountable for managing various real estate accounting and reporting processes, including the administration of leases. (Focus is with Domestic accounting activities)

Job description

  • Responsible for accounting and reporting of leases and real estate portfolio (Crest accounting)                   
  • Work closely with corporate real estate team ensuring lease data is accurately accounted for and reported using the corporate-wide lease administration and accounting tool
  • Review and run monthly allocations and prepare rent support and JE                
  • Oversee lease administration for leases, working closely with third party lease administration partner (CBRE / JLL)
  • Work closely with the corporate real estate team and third-party vendors to ensure invoices are processed and accruals are recorded accurately and timely (CBRE, Mace, AvidXchange, JLL)
  • Accruals
    • Sundry (spend with landlords) and Opex (3rd party spend)
    • Opex (Maintenance - 3rd party vendors, excluding landlords)
    • Security (work with Business Services group)
  • Work closely with the Real Estate operations group (historically project managers, transaction managers, and business services managers) to ensure accurate and complete accounting for real estate activities
  • Work closely with other client functions to ensure accurate and complete accounting (Account Payable, Insurance, Accounting Policy)
  • Prepare timely and distribute quality monthly reporting analytics for lease and owned properties activity. Transaction Reports and Vendor AP spend reports to Real Estate data management group
  • Responsible for billing, collections, and accounting for all subleased properties - work closely with 3rd party lease administer who prepares invoices and maintains the sublease AR Aging
  • Work closely with the corporate real estate team managing real estate capital projects accounting and reporting.  Includes overseeing CIP activity, working with project managers, review of activity, and working with client Fixed assets placing CIP in-service
  • Provide support for the real estate activities included in the Real Estate CoE. Help to establish the CoE structure, processes, and controls. Identify and implement processes
  • Ensure financial controls and processes are functioning as documented (i.e. lease accounting, CIP accounting, Crest payment related controls)
  • Provide ad hoc reporting with meaningful insight into real estate analytics
  • Provide support for all Real Estate related audits
  • AIRC audit support
  • NYC Commercial Tax audit

Qualifications

  • Accounting Degree (CPA or equivalent - Accounting or Finance major preferred but not required)
  • 4+ years’ experience in Finance and Accounting
  • Strong operational experience with U.S. GAAP
  • Knowledge of accounting principles and practices and the analysis and reporting of financial data - including lease accounting
  • Team player, critical thinker, problem-solver who is willing to learn - Looking for someone that can identify issues, research and can recommend proposed solutions
  • Ability to work independently, multitask and strong attention to details
  • Proficient in Microsoft Office applications (Excel, Word, PowerPoint, etc.)
  • Proven experience to multi-task and respond quickly to changing business needs and priorities
  • Experience with ERP systems like SAP, BPC, and financial automation tools
  • Effective written & oral communication skills, interpersonal skills, and the ability to work effectively with cross-functional teams and management to accomplish objectives

For positions based in Connecticut the base salary range is $ 87,000-109,000. In For positions based in New Jersey the base salary range is $86,000-108,000. In addition, the position is eligible for a bonus in accordance with the terms of the applicable incentive plan.
